Abstract
In line with Indonesian economic growth, need of office spaces in Jakarta are increasing. As a result, this is followed by increasing of office rental rates. One of methods to determine office rental rates is formulated by property valuer. Currently, in doing their duties, they do not have a tool which can be used as a reliable benchmark to measure the accuracy of the rental rates. This study aims to formulate a model of the rental rates of office spaces in Jakarta. The model of rental rates is designed according to Marshall theory through supply and demand approach. Demand side is analyzed through utilities variables are used to get demand function. Those variables comes from the last and novelties of this research. Supply side comes from return and cost function analysis. This research is made with inductive method through statistic sampling test, which divide into three research regions: Central Business District (CBD), Secondary Central Business District (SCBD) and Outer Central Business District (OCBD). The research had shown fourth mind findings. First, resulting models rents office space in Jakarta that can be used as a benchmark of valuation and management of rental state owned buildings, so valuation results can be measured and state revenues from the lease of state-owned office buildings can be optimized, Second, the correlation of the use of power electricity to the green building variable that does not affect to the rental rates. It means the concept of green building has not become a consideration for tenant in choosing office space rent. Third, variable of supply is proven not affects to the rental rates. Tenants prefer to maximize the utility through expected return by disregarding rates consideration. Fourth, variable of location and accessibility significantly affect to the amount of office rental rates.
